The Home Inspection
Congratulations – if you’re visiting our site, you’ve probably signed a contract for a new home or you’re soon contemplating doing so. It’s an exciting time, isn’t it? With such an important purchase, it’s natural to want to know if there are any issues with the home. It would be great if somehow homes were always “Move In Ready”. The truth is, no home is perfect and you may have already seen some things that need attention. This is where St. Louis Home Inspection earns its keep. We’ll perform an inspection of the home from Roof to basement floor and create a written report so you’ll know what those issues are. This way, in your Due Diligence Period, you’ll be able to point out anything of significance that needs to be fixed. And before you finalize the contract, you and your Real Estate Agent can decide with the seller what will be fixed and who’s going to be responsible for it.

Items We Inspect
You’ll find peace of mind knowing that we are part of the American Society of Home Inspectors – ASHI. Our Whole Home Inspections are performed in accordance with the ASHI Standards of Practice. Most people would regard this as the gold standard of Home Inspection. We will give the home a thorough visual inspection. Afterward, you’ll get a written report including many photos of the home. We’ll give you information on how it’s constructed. More importantly, we’ll give you information about the condition of the home. You want to know what works and what doesn’t work, right? We’ll let you know if a system is functioning properly, or if it needs repair. We may even recommend you contact a contractor who can give you a written estimate for a repair that’s needed in the home.

We will take a look at the lot, the structure and the systems inside like plumbing and electrical so you can make rational decisions about the major purchase you’re about to undertake. A Radon test is frequently ordered in conjunction with a home inspection. We perform our own Radon tests with professional grade, calibrated, radon testing machines. When you order a Radon test along with your home inspection, we offer a discounted price.
Termite Inspections are also frequently ordered in conjunction with a home inspection. We use a pest control company to perform your Termite Inspection. You’ll get an unbiased opinion of whether or not the house has termites from a professional who deals with pest control every day. The cost is very reasonable. In many instances, the lender will require that a termite inspection be performed as part of process to get a loan on the property.
If you order a Sewer Lateral Inspection or a Gas Inspection, these will also be performed by outside sub contractors. We make a concerted effort to pair up with companies who are leaders in their field. You’ll get a reasonably priced and unbiased inspection. We’ll handle all the scheduling so the extra inspections you order will normally be conducted all in one day.
Why Get a Home Inspection?
Would you buy a car without driving it? Unfortunately, you won’t get an opportunity to live in a house before you buy it. And houses are so much bigger than cars. There’s a whole lot more money involved and the length of your loan is commonly about 10 times the length of a car loan. When you sign a Real Estate Contract with an offer to purchase, the clock starts ticking…It’s a mistake to let emotion take over when the heat is on. What Not To Expect From A Home Inspection
Home Inspectors and their services don’t provide a warranty for future failure of systems in a home. As things get older, they will eventually fail. Our inspection is about the condition of the home at the time it is inspected. We love to see homes that have been well maintained, and we’ll give you tips on how to maintain your home so you can enjoy it for many years to come. For protection against system failures in the first 1 or 2 years, you might consider purchasing a Home Owner’s Warranty.
Pre-Sale Home Inspection
